Details:
• The front door is 180cm x 77cm, with the hinge on the right
• The step from the path is 14cm high up to the threshold of the cottage
• The front door opens into the open plan kitchen/living room/dining room area. There is a light switch on the left hand side door casing for the first set of spotlights. There is a large mat inset into the floor at the front door. The non slip ceramic tiles are dark grey
• On the table is the 'Welcome Pack' which has details of the cottage in it

Kitchen area

• The fire extinguisher is on the right at 135 cm high
• To the left of the door is the 'L' shaped kitchen. The work surface is x cm high and x cm deep. The width between the units is x cm. The sink and ceramic hob are also at x cm high. Above the hob is an extractor unit plus cupboard. Microwave, coffee machine, kettle & toaster are on the counter
• Denby crockery, glasses and cooking equipment are provided in the cupboards above the work surfaces.
• The electric oven is under the worktop. The fridge and freezer are under the work surface
• The kitchen is lit by two separate sets of spotlights. The flooring is non slip ceramic tiles

Dining Room & Lounge Area

• The floor area is covered with dark grey non slip ceramic tiles
• Ahead is the lounge area with two 2 seater settees & a footstool; the settees are movable.
• There is a TV, DVD & video player with remote controls and CD/radio with Ipod docking
• By the kitchen is the dining area
•The oak round table is 106cm wide. There are 4 oak dining chairs.
• The 'L' shaped open plan staircase leads from the lounge.
• The staircase has a landing at 80cm off from the lounge, four steps up. The landing section is 80cm x 78cm. There are two handrails at 80cm above the treads.
• From the landing there are 8 steps to the upstairs landing point. The handrails are 90cm above the treads. The lowest head clearance on the stairs is 190cm.
• The top landing (upstairs) is 138cm x 140cm.

Upstairs Bedrooms

Bedroom 1
• Door 75cm wide x 195cm high - hinged on the left . Carpeted with a light brown, short pile 80% wool carpet.
• There are two single 3’ beds with memory foam bed toppers, which can be ‘zipped and linked’ on request.
• All bedding is 100% cotton or percale with non feather pillows and quilt.
• The space to the left of the bed 50cm wide.
• The space to the right of the bed 70cm.
• The main room light has a switch at the door. There are two separate reading lamps available by each side of the bed.

Bedroom 2
• Door 75cm x 195cm - hinged on the right. The carpet is a light brown, short pile 80% wool carpet.
• There are two single 3’ beds which can be ‘zipped and linked’ on request
• Each bed has one side against the wall. The distance between the beds is 45cm
• All bedding is 100% cotton or percale with non feather pillows and quilt
• There is a separate reading lamp available by the side of the bed

Bathroom (upstairs)

• Door 75cm wide by 195cm high
• Toilet seat height 40cm
• Distance to the left of the toilet 50cm
• Distance to the right of the toilet 60cm
•Sink height 86cm
• Bath height 55cm, length 150cm and 55cm wide

• Shower available over bath
•The room has a wall mounted heated towel rail

Outdoor Facilities

• Exiting from the back door in the lounge area, there is a patio 2.8m x 6.3m
• This door is 76cm wide x 200cm high
• The step is 14cm high
• The patio is built of paving stones and is a slightly uneven surface. Patio furniture is available for guests to use.
• The patio exits on to a gravel path, beyond which is a walled grassy area which is steeply sloping. The path goes right around the barn in both directions.
